PROPERTY MANAGER

A well-established local company is seeking a full time experienced Property Manager to oversee two town home communities (90 rentals), single family homes (10 homes), and commercial properties in and around Elizabeth City, NC.

Job Goals/Purpose: 

Enrich successful properties by maintaining premises, filling vacancies, and rent collection, while encouraging a positive atmosphere for employees and residents.

Full-Time:  Office hours 8:30 am - 5:00 pm Mon. - Fri.

List of Duties:

  • Ensure timely vacancy turnaround; advertise (update company web page) all current/upcoming vacancies, as well as coordinate property showings.
  • Negotiate leases, review credit reports, write tenant lease agreements, conduct lease signings with tenants by explaining contract terms and rules of occupancy.
  • Rent and security deposit collection, application fees, applicable fees, and resolve outstanding delinquent payments; and enter all income into Sage accounting software. 
  • Enforce the lease terms with the tenants; prepare and communicate late notices, 30 day notices, lease violations, inspection notices, etc.
  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting property.
  • Manage and oversee facilities; day- to-day maintenance and operations, responsible for physical condition of the property.
  • Oversee maintenance staff; work scheduling, ensure quality of work and completion of tasks.
  • Negotiate maintenance services; contact repairmen for all outsourced maintenance and improvements, collect bids, and oversee all material purchases.
  • Responsible for clerical duties: answer phones, filing, mailing, etc.
  • Prepares reports;  collecting, analyzing, and summarizing information, including preparing rent rolls, delinquency reports, and vacancy reports.
  • Fulfill tasks as requested.

Job Requirements:

  • Work history emphasizing strong customer service relations, oral & written communication.
  • Working knowledge of Microsoft Word, Excel, and Sage accounting software.
  • For rent collection and reporting, general accounting and financial skills.
  • Minimum 3+ years of property management experience, or other relevant experience.

Organizational Skills:

  • Must be able to multi-task
  • Must be dependable and punctual
  • High School Diploma or Equivalent
  • College diploma preferred
